Black Canyon City is an unincorporated community in southern Yavapai County, strung along the Agua Fria River and the old Black Canyon Highway where the I-17 begins its climb out of the Valley. Rock Springs and its café are the landmark, the Black Canyon Trail runs through town, and Lake Pleasant is a short drive to the southwest. It is about forty-five minutes to downtown Phoenix and twenty to Anthem.

This is not a growth-market pitch. Black Canyon City is a small market with a modest, steady rental base: people who work along the corridor or in north Phoenix and want land, quiet and a lower cost than Anthem, plus a handful of properties that do well as short stays for hikers and Lake Pleasant weekends. What about wells, septic and access?
Most of the community is on well or a small water company and on septic, and many properties have unpaved access and monsoon drainage to think about. Those are underwriting questions here, not afterthoughts, and we budget for them before the lease rather than after.
Do short-term rentals work here?
For a few properties, yes — hikers on the Black Canyon Trail, Lake Pleasant weekends and travelers breaking the drive to the high country produce real demand for a well-placed, well-presented property. For most homes a long-term tenant is the better business. We will model both and tell you which one fits.
